If I sell my timeshare, will I be able to get my initial investment back?

Timeshares were originally meant to be used as vacation places, not really as investments.  As such, it has been a misnomer to refer to timeshares as investment opportunities.  In fact, in the state of Florida, it was considered at one point to prohibit using the phrase (investment opportunity) in relation to timeshares.  Indeed, timeshare reselling is one sensitive and complex topic.

I am sure that you have heard various salesmen pitch their timeshare product as a way to invest your money.  They would probably tell you that aside from having a place to use each year, you can probably make money off it, either by renting it out or reselling it in the future.  However, the truth of the matter is that selling your timeshare will not be that profitable.  Why?  To answer that, take a look again at the basic law of supply and demand.

There is simply more supply than demand when it comes to the timeshare market.  This stems from the fact that timeshares lose their value over time.  The situation is much like buying a car.  The moment you drive that car out of the showroom, its value depreciates.  The same thing goes with a timeshare.

So let us say you buy a piece of timeshare property.  You pay upfront fees and on top of that, you pay yearly maintenance fees, right?  There might even be other charges that you would have to pay.  If you add all these up together, you would end up with a tidy sum – an amount that you may find hard to recoup if you want to sell your timeshare later on in the future.  Making money off your timeshare (by reselling) is even more difficult.

With the flood of timeshares for sale today, there is really only one option for the reseller and that is to sell the timeshare at a competitive price.  No matter that you spent a lot on purchasing and maintaining it.  Your timeshare property has been used and there are other sellers out there selling for much lower prices.

As such, timeshares are really not meant for investment.  Using them as vacation places every year is another story, though.  Seen in this manner – rather than as an investment to make money off – timeshares have much more use and are perfect for certain people with specific vacationing patterns.
